Riverfront at West Hyattsville

Acquiring Broker, co-project manager, and invested partner in this 24-acre mixed-use Transit Oriented Development project at WMATA’s West Hyattsville Station. Contracted for initial 18 acre parcel out of bankruptcy and formed a partnership with Gilbane Development Company. Entitlements require coordination with Maryland National Capital Park and Planning, FEMA, WMATA, National Capitol Planning Commission, Maryland State Highway Administration, City of Hyattsville, as well as multiple other agencies. Project included 183 finished townhouse lots, the design/build of a 50,000 SF Kaiser Permanente facility and is currently under construction of one of two phases of multifamily buildings, expected to total 650 apartment units.

East Park

Acquiring Broker, co-project manager, and invested development partner on a 77-acre parcel in the City of Frederick. Originally zoned for a mix of light industrial and retail uses, the development team attempted to utilize a mixed-use overlay to pursue a design mixture of residential and retail.


Despite working with public-private advocacy groups, the FAA, aviation consultants, and a team of land use attorneys and engineers, the rezoning was turned down. Subsequently, project was re-engineered and entitled with a mixture of light industrial and retail uses and sold to regional powerhouse, St. John Property Company.

Marley Neck Assemblage

Acquiring Broker and co-project manager on a 130 +/- acre residential assemblage, fronting the Chesapeake Bay in Anne Arundel County, Maryland. One of the largest undeveloped parcels in the Norther part of the County, but adjacent to a capped landfill, the development team has had to work with Anne Arundel County Planning and Zoning, the Maryland Critical Area Commission, and the Maryland Department of the Environment to design and entitle a mixed-residential project that currently yields 750 units, in addition to a community center with a pool, and a pier with 25+/- boat slips.

Gankirk Farms

Represented Lennar Homes in the acquisition of preliminarily planned residential development project in Clarksburg, Montgomery County, MD. This $16 million acquisition consisted of 208 units located just off Route 270 in Clarksburg. Acquisition was structured as a 3-year Seller note to accommodate early settlement.

Eastgate Industrial

Partner with Granite Canyon Partners in a 12-acre, 250,000 SF industrial assemblage on the DC/Maryland border, in Prince Georges County, MD. Manager of zoning and use concerns, subdivision needs, and intersection with land use counsel and elected officials. The business plan involves a value-add approach on a dated portfolio, marking rents to market, capital improvements, and utilization of Solar Renewable Energy Credits on the Cross Border Feeder Line.

Sovren Apartments

Parner in Sovren, a 193 unit transit-oriented, mixed-use, mixed-income apartment community in Hyattsville, MD. Residents will have rapid access to major employment areas in downtown D.C. and College Park, MD, via the Metro Green and Yellow Lines. The project broke ground in early 2023, opened for occupancy in November of 2024, and will see stabilization in 2 QTR of 2025.

Brightview Columbia

Acquiring broker, project manager, and partner in a 6.7-acre Howard County assemblage that yielded a 170 unit assisted living facility, while preserving Athol Manor, one of the first dwellings to ever be built in Howard County. Initially pursued as a residential subdivision, sitework costs proved prohibitive, causing a pivot toward utilizing Howard County’s Community Enhancement Floating overlay district to turn approvals for 15 single family dwellings into a 185,000 SF state of the art assisted living and memory care facility. Additionally, Athol Manor has been completely renovated and donated to local non-profit organization to meet the requirements of the overlay.

Annapolis Town at Neal Farm

Assembled and annexed three parcels totaling 7.66 acres into the City of Annapolis, entitling into a 50-unit infill townhouse community with nature trails and a complicated step- pond stormwater feature. Project was sold, fully entitled, to Williamsburg Homes, who have since sold the project out.

Aris T. Allen

Engaged as an entitlement manager of a 48 unit for-sale project in the city of Annapolis by Rialto Capital after the acquisition of a non-performing note to maintain and augment development approvals. Successfully obtained final approvals and grading permit, and managed initial sitework and vesting approvals. Subsequently listed and sold the project to a local boutique builder and developer who is currently under construction.

Enclave at Spa Road

Acquiring Broker and Co-Project Management lead and partner on a 36-unit infill townhouse development in the City of Annapolis. Property started as a 3.17-acre non-conforming industrial use and parking lot, which was discovered mid-entitlement to have an assortment of environmental issues, including buried organic materials, as well as automotive and construction debris. Entered the Maryland Department of Environment Voluntary Cleanup Process and gained certification prior to assigning the contract to K Hovnanian Homes who sold through the project.

Steurt Level Subdivision

Edgewater, MD

Successful closing as Listing Broker of the long sought after Steurt Level Subdivision in Anne Arundel County Maryland, on behalf of the Richmond Estate and its representatives. This 14.28-acre, R-2 zoned property was a rare 1955 record plat of 35 Single-Family lots in Edgewater, MD.

The property was marketed on behalf of the Estate, thus given a stringent marketing and closing timeframe, and was purchased by a developer, who plans to complete the updated approvals and engineering and finally bring this project to the market.

Spring Haven II

Waldorf, MD

Successful closing as Listing Broker of 74 Single-Family and Townhouse lots at Spring Haven II in Waldorf, MD for Joe Horak of Chestnut Hill Land LLC, an affiliate of Curtis Investments Inc. Working with the Developer and a team of consultants, we widely marketed the project with the express intent of locating a builder with not only Charles County experience, but also the financial and technical capability to close at Step 2 SWM approvals. Given their strong nearby market position, we engaged with Dream Finders Homes and successfully negotiated and executed a closing on the property.
